FIVE YEAR PLAN

Year one focuses on assessment and stabilization: conduct a comprehensive structural and systems survey to identify urgent repairs, asbestos or lead abatement needs, and code compliance gaps. Secure the building envelope by repairing the roof, addressing water infiltration, and stabilizing load-bearing elements. Begin phased upgrades to electrical, HVAC, and fire-suppression systems to meet current safety standards while maintaining limited operations; prioritize work that reduces immediate risk and enables partial reopening.

Years two and three center on audience experience and accessibility improvements. Reconfigure seating to improve sightlines and acoustics, replace aging seats, and install accessible seating and routes to comply with ADA requirements. Renovate lobbies, restrooms, and patron amenities to create a cohesive guest journey; integrate wayfinding, lighting, and finishes that reflect the theater’s identity. Implement backstage and support-space enhancements—expanded green rooms, modernized dressing rooms, updated loading docks, and upgraded rigging and fly systems—to attract a wider range of productions.

Years four and five complete technology upgrades, exterior restoration, and long-term sustainability measures. Install modern audio-visual and lighting control systems, and provide infrastructure for digital broadcasting and content capture. Restore the building façade and marquee, reinforcing historical elements where applicable, and upgrade site circulation, landscaping, and exterior lighting. Conclude with energy-efficiency projects—LED lighting, building-envelope insulation, and optimized HVAC controls—paired with a maintenance and operations plan to preserve performance quality and manage lifecycle costs for the theater moving forward.
